New dry wall are up. Now waiting for Electrician to install new box of electrical panel and pull in service. The whether is below 50F and I cant apply compound. So once electric come in, then i can turn on heater to increase the temperature.

Paul........... that is really coming along nicely. I see you took the radiator out; are you switching to a different type of heat?  That sink on ebay that I posted, Lari wants one of those for our bathroom.  I just have to come up with a base that it will work with in our narrow bathroom... m50  <--- what the heck is that?  :)

For that goldfish sink in your bathroom, let's us see once you have install them in your bathroom.

For me, im really headache with water temperature management on this place.
I mean there are couple option here, but both are something that i didn't has on my budget plan.

1) Install Regular water heater and water exchanger to mix hot&cold water for each fiberglass tubs. Cost $1,900.
2) Install complete tankless system as show in the picture....Package start at $3K plus installation. (Movable)


So.....i have to think very hard on this issue.
I like the 2nd option since this will offering me copper safe and stable temperature at all time.

Paul....... I like the second option too, except for the price.  We would like to put a tankless system in our house as it is hard doing water changes with only a 50 gallon water heater.  Maybe when we get rich selling all these little ryukins huh?    LOL   m21

It's not about keep the temperature in the tubs/tank warm. It's about when i do water change.
Water coming out from tab in winter is around 40-50F, while i will keep them 72-75.
This will give them a temperature shock, and i wouldn't want to use spare tubs for a group of fish. wasting space/tubs.
This is the main reason why i need to have some water heater to manage the temperature that come out from tab water.

The current space that holding all my fish has a sink with Hot&Cold water. So i can adjust it on demand.
The site that i am working on doesn't have any water heater tank. So i will have to put one in.
So i have 2 option here.

Another option then would be holding stock tanks. allow the water to come to temp. You can get huge ones. I have a 500 gallon one but sold it, way to much water for my former betta system........

That would be the most economical, but taking a lot of space. If i put the stocking tank down in the basement.
The temp will definitely always lower than what i will have in my tube. Or if i put it in the back room, then i'll lose my back office.

Do you have to treat your water for clorine, cloramine, etc..  If you do maybe a tank in the basement could be used and your water change water be drawn from that. Have a tank heater or even a 350 watt aquarium heater in the tank to take the bitter chill off the water.  You could even do a flowthru system drawing from the basement tank and just refill it when it starts to get low.  To give you an idea of the space needed, our 1000 gallon tank in our basement is about 6'x6'x4' deep and our 700 gallon tank is about 5x5x4.

All big piece of trash such as old wall, wood, door, and etc has been remove from my location. That's a lot of woods and Yeah, It's real heavy! Good thing one of my tenat who got his house condemn offering me to burn these wood at his place, so i do not need to take to transfer station($200+).

Tomorrow, We should be finish with put up new drywall and screw them up.

Updating...... m14

All drywall are up and start to put up corner beam. Probably we will start to put drywall mud this weekend.
We having hard time with increasing temperature up more than 50F. Temp in the store are around 38-45F.
Going to put couple space heater on to increase the temperature.

A new panel box and new meter had installed. Just waiting for PPL(Electric Company) to energize it.
The plan as of now is to finish up drywall, sand it, paint the wall and insert new drop ceiling sheet.
Hope to finish all these by Wednesday Jan20. If i can, i'll pre-wire for my electrician!
By the way, this place is really kicking my ...

Im almost done with compounding the drywall. I hope i can finish it by Monday. So i can start sanding and prime the wall.

Suphi, You're welcome to visit once the TVR come in. I hope by March.
tip: start putting money to your Ranchu bank! The bloodline for this year is a must have for hardcore TVR!
